Lauderdale Road

This property is a 1930’s Arts and Crafts period property with lots of existing features. The brief was to modernize, extend and most importantly bring more light into the living spaces.
We carried out a live design session with the clients and settled on a design over an evening. Taking in to account the orientation of the property, all of our concepts to transform this entire house focused on maximizing natural light throughout.
To meet this large family’s growing needs we increased the house from a 4 bedrooms and 1 bathroom into a 5 bedroom 3 bathroom property. We achieved this through a full width ground floor extension and a loft conversion, as well as a full house refurbishment.
By extending the rear of the property on the ground floor by 4 meters we transformed the space in to a large free flowing open plan family area, dining space and kitchen. To ‘bring the outside in’ to all of these areas, we created a contemporary wall of glass across the entire ground floor width, split in to three sections; two large sliding glass doors and a large structural glazed box window which we used to frame a beautiful mature tree outside.
The first floor was re-modelled to provide an additional bathroom, improve the layout and create access to the loft. In the loft we created a Master suite with impressive views from the now largest bedroom, dressing room and master en-suite bathroom.
The front elevation was thermally upgraded from the inside with the side wall taking advantage of externally applied insulation and render, elsewhere we improved thermal efficiency of the entire property and used underfloor heating on the ground floor.

Key Points

A property transformed in to a larger, lighter wonderful space with extra bedrooms and bathrooms perfectly suited for a large family. Extending the rear of the property has created a stunning free-flowing living, dining and kitchen space all with a spectacular glass feature wall that brings the outside in.
