Ryedale Court Phase One

The Office Building at Ryedale Court offered over 10,000 sq. ft. of space but the owner was finding it difficult to rent this out. With recent changes to the Permitted Development legislation making to possible to gain a change of use from B3 Office use to C3 Residential use it was decided to convert the offices into apartments.
BMAD carried out a series of design exercises and noted that there was scope to achieve 14 no. 2 bedroom apartments and 2 no. 1 bedroom apartments. Due to the North – South orientation of the building it was decided to add external balconies to the south elevations and projecting box windows to the north elevations. The projecting box windows are low enough to function as a window in the living areas. From the exterior the box windows are clad in zinc and change he feel and character of the buildings, softening them and making them feel more like residential properties.
This project was completed in June 2016 with 8 of the apartments rented out immediately and 8 retained for sale to the open market. BMAD designed and specified every element of this project from external finishes to internal layouts, kitchens, sanitary ware and finishes. The result is truly stunning and has been very well received by the industry.
BMAD have now progressed to the design of Phase 2 on the north of the site. This is a new Build
